Summersgate is Maryland's 55+ community dedicated to providing residents full equity ownership and true “worry-free” living. Outside yard maintenance, including grass cutting, shrub pruning, irrigation, snow removal and pest control, is provided and paid through a low monthly fee. Condominium owners also receive property and liability insurance on the building as well as elevator maintenance, trash service, common-area utilities and housekeeping.
Condominium Ownership Description
Owners of the 100 apartment condominiums at SummersGate will receive fee-simple title to their condominium unit and become members in a Condominium Association that controls the condominium building structures, plus the common areas immediately surrounding the 5 condominium buildings. Each member will get 1 vote (out of 100) regarding the affairs of the Condominium Association. Condo fees will be based on the costs necessary to maintain the condominium buildings and common areas of the condominium property, plus a shared portion of the costs related to the Clubhouse and other shared cost areas.
Condominium Association Services Include:
- Landscaping and maintenance of condo property
- Common-area repairs and maintenance
- Snow removal of driveways and sidewalks
- Trash service
- Property and liability insurance on condo buildings and property
- Common-area utilities
- Elevator maintenance
- Common-area housekeeping

Villas/Single-Family Homes Ownership Description
Ownership at Summersgate is based on the type of home purchased. Owners of villas and single homes will receive a fee-simple deed to their homes and will become members in the Summersgate Home Owners Association (HOA) which controls that part of the community.
HOA Services Include:
- Landscaping and exterior maintenance to HOA property
- Snow removal of driveways and sidewalks
- Landscaping HOA common areas
Note: HOA members must provide insurance on their own homes and property and pay for maintenance service that will be provided by preferred contractors.
Common-Area Services Include:
- Clubhouse building and operation
- Main entrance feature maintenance
- Clubhouse pool and property
- Community irrigation system (216 lots/units)
- Condominium management costs
- Lighting for shared cost areas
- Part time manager on site
- Liability and property insurance on shared cost areas
